Selling

Which homes can I list?

Owner-occupied homes in Boise and the Treasure Valley. Our team reviews every application and usually replies within two business days.

What does it cost?

One flat package price: Gold, Platinum, or Diamond, depending on how much of the work you want us to do. You pay after we approve your home, not when you apply.

What's a reserve?

The lowest price you'll accept. Only you and our staff can see it. Bidders see whether it's been met. If bidding doesn't reach it, you don't have to sell.

Do I need a real estate agent?

Every sale on Bid a House is handled by an Idaho-licensed designated broker, named on each listing. You'll sign a broker agreement as part of getting your listing ready.

Who writes and photographs my listing?

On Gold, you supply your own photos, video, and description, and we edit and publish them. On Platinum and Diamond, our photographers and writers do it. Diamond adds a full licensed home inspection.

Do I get to approve the listing?

Yes. Nothing goes live until you've reviewed the listing and approved it.

Buying

Who can bid?

Anyone who registers to bid. That means verifying your identity, uploading proof of funds or a mortgage pre-approval, and saving a card for a refundable hold.

What's the $5,000 hold?

When you first bid on a home, we place a $5,000 hold on your card. It's not a charge. It's released after the auction unless you win.

What does the winning bidder pay?

The winning bid plus a 2% buyer's premium. Within 24 hours you e-sign an Idaho purchase agreement and send 3% earnest money to the title company.

Can I get an inspection?

Diamond listings include a full licensed inspection report you can read before bidding. On any listing, ask questions in the comments, where the seller answers in public.

What stops someone from sniping at the last second?

Soft close. Any bid in the last two minutes resets the clock to two minutes, so the auction only ends after two minutes with no new bids.

Money and safety

Does Bid a House hold my money?

No. Package fees are paid by card through Stripe. Earnest money and closing funds go to a licensed Idaho title company, never to Bid a House.

Is the comment thread moderated?

Yes. Our staff review flagged comments and keep threads within fair housing rules.
